The Price Is Set Before the First Showing
Almost every difficult listing traces back to the same thing: it launched at a number that could not be defended, sat, and then chased the market down. The homes that sell well are priced against real closed data on day one and presented properly from the first photograph.
We sold 88 homes in the last 12 months, about $25.5M in volume, at an average sales price of $351,000. Below is exactly how we run a listing.

Price Against Real Closed Data
In a non-disclosure state this decides most of the outcome. We pull actual closed prices from the NTREIS MLS, not portal estimates, and we sit down and show you the comparable sales behind the number. You see which homes we used, why each one applies to yours, and where your house sits against them, rather than taking a figure on faith.
Decide What Is Worth Doing First
Not every improvement returns its cost, and some return nothing at all. We walk the house and tell you plainly which repairs will show up in the offer and which will not. Often the honest answer is paint, light fixtures, landscaping and nothing else. Where a repair matters, we would rather you fix it now than concede twice its value in week three.


Prepare and Photograph Properly
Decluttering, staging where it helps, and professional photography every time. Buyers filter on the first image, and a weak lead photo costs showings you never hear about. We add video and aerial where the property justifies it. On acreage and lake property the aerial is not optional, because the land is what the buyer is actually purchasing.
Launch Across the NTREIS MLS and the Portals
The listing goes live on the NTREIS MLS and syndicates out to the national sites from there. We time the launch so the first full weekend of showings carries momentum. Alongside that we work our own buyer pipeline and the agents we deal with weekly in these markets, which is where a meaningful share of our sales originate.


Manage Showings and Feedback
Showings get scheduled, confirmed and followed up, and you know who is coming through. You get the feedback as it arrives, including the feedback you would rather not hear, because that is what tells us whether price or presentation needs to move. Two weeks of showings without an offer is information, and we act on it rather than wait.
Negotiate the Whole Offer
Price, option period length and fee, financing and appraisal terms, closing date, what conveys, repair obligations, whether you need a leaseback. We look at what each offer actually nets you and how likely it is to close. A slightly lower offer with clean terms and a strong lender often beats a higher one that falls apart in week three.


Work the Option Period and Appraisal
The buyer inspects and repair requests come back, usually longer than they need to be. We advise on what is reasonable to concede, what to decline, and where a credit is cleaner than a repair. If the appraisal comes in under contract price we have the closed NTREIS comparables ready to challenge it, which is the same file we built in step one.
Close and Settle Up
Title work, buyer walkthrough, funding. In Texas the title company runs closing rather than an attorney, and we coordinate with them, the lender and the buyer’s agent so nothing stalls in the last week. We review your closing statement with you before you sign it, and we stay reachable afterwards.

What Sellers Ask Us
The questions that come up most often when we sit down with a seller, answered plainly.
We pull the actual closed figures from the NTREIS MLS, which licensed agents can access and the public cannot. Then we adjust for the things a model cannot see: condition, updates, lot, orientation, whether the comparable backed onto a road.
This is the single clearest argument against pricing from an online estimate in this state. The portals are modelling a number they have never observed.
Usually less than you think. Paint, lighting, landscaping and decluttering reliably return more than they cost. Kitchens and bathrooms often do not return their full cost, particularly in the price bands where most of our business sits.
We will walk the house and give you a short, specific list. If the honest answer is that a repair will not pay for itself, we will tell you that.
Commission is negotiable and is agreed in writing before we list. Beyond that, expect title policy, survey if one is needed, any agreed repairs and prorated taxes at closing. We give you a written net sheet before you sign, so you know what you walk away with rather than guessing.
It depends on the market and the price band. Terrell, Forney and Kaufman move differently from Rockwall or a Cedar Creek Lake waterfront property, and inventory levels shift through the year. We will show you current days-on-market for homes genuinely comparable to yours rather than a metro-wide average.
Common, and it is a sequencing problem more than anything. There are several ways to structure it: a sale contingency, a leaseback after closing, or bridge financing. We map the options against your actual finances before either side goes live. Start with the buyer’s guide as well.
